A Landlord Gas Safety Inspection / Certificate (CP12) is a legal document which details a snap-shot of the gas appliances and installation at the time of inspection and were working legally and in normal parameters. It is a requirement that all gas appliances owned by the landlord are listed.
A Landlord Gas Safety Inspection / Certificate (CP12) once completed is required to be given to the tenant within 28 days of issue or on the start of a tenancy.
It is also important to note that even new boiler installations still legally require A Landlord Gas Safety Inspection / Certificate (CP12)

A Landlord Gas Safety Inspection / Certificate (CP12) has to be issued on an annual basis by a GAS SAFE registered installer, as well as before a tenancy starts and on a tenant change.
